South Australia offers some of the most generous support for first home buyers in the country. The challenge is knowing what applies to you, and how to combine them for maximum benefit.
A one-off, tax-free payment from the SA Government when you buy or build a new home. No property price cap applies for contracts entered on or after 6 June 2024. You must live in the home for at least 6 continuous months.
The SA Government has abolished stamp duty entirely for first home buyers who buy or build a new home. No property price cap. This applies to new houses, off-the-plan apartments, house and land packages, and vacant land where you build.
A Federal Government scheme that lets you buy with as little as a 5% deposit, without paying Lenders Mortgage Insurance. The government guarantees up to 15% of the property value. Price cap: $900,000 in Adelaide and regional centres.
A new Federal shared equity scheme, now open in SA. The government contributes up to 40% for new homes or 30% for existing. Income caps apply: $100,000 singles, $160,000 couples. Places are limited and filling fast.
A secondary loan of up to $10,000 from HomeStart to help cover upfront costs. No repayments and no interest for seven years. Available to eligible first home buyers using a HomeStart home loan.
A Federal scheme that lets you save for a deposit inside your superannuation, benefiting from lower tax rates on contributions. You can withdraw up to $50,000 of voluntary contributions to put towards your deposit.
